Our Process
HOW WE WORK
PRE-CONSTRUCTION PLANNING
We review your lot survey, zoning requirements, and design vision before any work begins. We discuss budget, timeline, and the level of finish you are targeting. If you do not yet have architectural plans, we coordinate with our network of licensed Florida architects to get the design process started.
ARCHITECTURAL & ENGINEERING DOCUMENTS
Permit-ready architectural drawings and structural engineering documents are required for all new construction in Broward County. Surfline coordinates the full design team including architect, structural engineer, and MEP engineers to produce a complete set of construction documents.
PERMITTING
New construction requires a building permit, and in South Florida that process involves multiple departments and review cycles. We manage the full permit application, respond to plan review comments, and coordinate all required inspections from foundation through certificate of occupancy.
CONSTRUCTION
The site is cleared, graded, and prepared for construction. Footings and foundation are poured to the specifications in the engineering documents and inspected before framing begins. In South Florida, this typically means a monolithic slab or stem wall foundation or structural slab with pilings designed for local soil conditions.
FINAL INSPECTIONS & CERTIFICATE OF OCCUPANCY
We schedule the final building inspections and walk through every item with you. All punch-list items are addressed before we close out the project. You receive the certificate of occupancy and all warranty documentation for systems and finishes.
